Townhouse Investment Options in South Green Heights-Muntinlupa and Sta Rosa-Laguna

Last couple of weeks we visit the Primavera Villas Townhouse in Muntinlupa costing around (15k on monthly amortization) near Alabang and SLEX. One of the flood free house option in the City. Also a good option to start the townhouse kind of Metro-City Living.

Offers a complete serenity just a few minutes away from Filinvest City and Alabang Town Center.  I like to breathe the fresh air here. Feel like in the province but physically located in the Metro. The gated community  has a Basketball court, Gazebo, playground, badminton court and 24/7 security.

The 1.5 hectare project development community near Muntinlupa City Hall. A piece of subdivision development within the subdivision.  The travel time roughly 10 mins from Alabang central business district. 

With 109 units (As of our visit 2015 May, they have 26 units already sold) The Anigre Unit measures at 60sqm with garage, 3 bedroom and 2 toilets costing 2.34m. The Makore Unit at 1.84m with 2 bedroom and 1 toilet measuring 50sqm located at South Green Heights Village in Putatan, Muntinlupa City. 

Some of the units were not yet constructed. They will start constructing the unit once the unit owner already put a down payment of 15-30% within a year. The construction starts after 6 mos of payment so house is already built in less than a year. After a year from the moment you make a down-payment. You can already start moving in. Or even enhance the ideal townhouse design  of your dream after management/developer approval before construction. 

Also another option townhouse investment nearby is the Berkeley Heights Subdivision in Sta Rosa, Laguna. Features 2 storey as well with 57.20 sqm lot area with 3 bedroom and 1 toilet. Can be acquired with low 18 month equity payables. Just 3 minutes access to Bel Air Laguna and Sta Rosa Exit. Townhouse unit developed by Borland Development Corporation cost from 900k to 1.3m pesos.  

So why invest on this Metro or Provincial townhouses? Maybe you can get this for now at 1-2m pesos then give a mark up of 40-60% or even doubled the value after 5-10 years. Depends on how you enhanced or add value into it. If you like to sell it afterwards. Or even rent it out to have a residual monthly income.
